Hail and wind did not cause the observed conditions. Appraisers have to distinguish coverage / covered causes of loss from non covered causes of loss in their quest to calculate an amount of loss. Appraisers do not set coverage in finality. That is reserved for the courts as the interpretation of an insurance contract is also a question of Law.
Wind caused the damage observed. Of importance – Like Kind and quality does not mean exact match. Arizona does not have a matching statute. a Washington state homeowners appellate court roof covering case clarifies that identical matching is not required when considering LKQ: in consideration of like kind and quality, on the spectrum of resemblance, comparable material and quality requires something less than identical color match, but a reasonable color match nonetheless.
Hail. Roof covering damage alleged. Result – damaged tiles on the roof were limited to the dormer window and linear areas directly beneath the second story fascia above the pictured slope. Causation: foot traffic. No spatter marks on oxidized paint. The single most fragile surface, providing physical evidence, on any property is oxidized paint.

Hurricane Katrina. When a hole in the roof is created in the commercial building, the damage assessment extends, rightfully so, below the waterline.
Hurricane Ike
ROOF LOSS ANALYSIS
Hurricane Ike. Random leaks throughout the commercial strip mall. Low slope roof covering, 70 squares, no discernible hole created in the exterior surfaces of the roof allowing water to enter the building triggering coverage for water damage. Keen investigation through observation and experience, pillowing was noted underfoot of foot traffic. Core sample taken. Zonatite fasteners had pulled through the base sheets. Wind and Water damage coverage rightfully applied.
Core sample lifting near effortless, no resistance from mechanical fasteners. Fasteners had pulled through lower base sheet layers of a built up system due to effects of wind from Hurricane Ike. Flexing of roof deck and pulling on fasteners appears to have contributed to lightweight concrete fracturing. Coverage for roof covering replacement and interior water damage achieved.
EARTHQUAKE
Bruce McNeil was granted access to the Northridge Meadows Apartment complex after the 1994 quake.
In a near vertical direction, this 3 story apartment complex collapsed upon the first floor. A result of strong vertical ground motion from a previously unknown thrust fault system.

Wildfires
Wildfires – Malibu burning. Lahaina Shores Beach resort Maui (built by McNeil Construction Company) did not burn. The resort is built of masonry, including interior walls, and steel. The Whalers Marketplace on the northside, conventional wood framing, was reduced to ash.
